In Mississippi property taxes are owed for the year prior. For example, this post is published in 2021 and in January we would pay the 2020 taxes owed. If they are not paid by a certain date, usually by March/April then they become late, and can be purchased by a property investor. Then the taxes must be paid back with interest.
After three years of non-payment the property can be sold by the County for non-payment to the highest bidder.
